Mumbai's industrial neighbor Thane has experienced rapid growth in the residential properties in Thane, commercial, and retail real estate sectors. This fast growth has been matched by the state government's strategic objective of making Thane a comprehensive city. Thanks to its quick infrastructural development, many IT parks, range of social facilities, lifestyle, and infrastructure, Thane has become a self-sufficient city with high-end residential and commercial buildings.
The current strategy aims to enhance the availability of affordable housing in the city, mostly by means of redevelopment projects. Over 13 lakh individuals would benefit from the scheme, which intends to develop over 1.25 lakh houses in Thane. Rather than a single structure, the centerpiece of the refurbishment will be a group of buildings.
The Eastern Express Highway (EEH) and the LBS Marg are two of the complex physical infrastructures that link Thane to Mumbai. The Mumbai Suburban Railway's Central and Harbour Lines provide further network connectivity. It is anticipated that Thane's liveability score would increase as significant infrastructure upgrades reduce locals' commutes and lessen the burden on the existing infrastructure.
The Smart City Mission has selected Thane for consideration. It asks for upgrading the storm-water drain system, making the Vasai Creek stretch more pedestrian-friendly, and developing the shoreline along its boundary with Kolshet and Waghbil, two neighborhoods of Thane.

Through Kalher and Bhiwandi, Metro Line 5 would link Kalyan with Thane's Kapurbawdi. It is anticipated that the project will be finished by the end of 2024.
Extension of the Mumbai Coastal Road: The plan to extend the Mumbai Coastal Road from Bandra-Versova Sea Link to Ghodbunder Road, Thane, has been approved by a committee convened by the Mumbai Metropolitan Region Development Authority (MMRDA). The proposed project has the potential to greatly enhance connection between Thane and South Mumbai.
Borivali-Thane subterranean tunnel: The Maharashtra State Road Development Corporation (MSRDC) intends to reduce the journey time from two to three hours to around fifteen minutes by constructing two subterranean tunnels. The two tunnels, which are expected to cost about Rs 8,900 crore, would be built beneath the Sanjay Gandhi National Park. Furthermore, the trip to and from North Mumbai would be simpler with the connection of Thane to the Western Express Highway (WEH) near Borivali.
Infrastructure development and commercial expansion are invariably linked to urbanization. People go to developed places in search of better possibilities for advancement and a better lifestyle.
The last ten years have seen Thane's expansion continue. It used to be a little industrial town but has now developed into a thriving real estate center. Today, it ranks among the best residential attractions in India. Because of its excellent connections to Mumbai, Thane has experienced rapid expansion.
Investors have been drawn to Thane by the availability of land, continuous upgrades to the city's transit and civic facilities, and reasonably priced real estate. These are the greatest retail centers, hospitals, and schools that you can get to.
The Thane Coastal Road, the Borivali-Thane underground tunnel, the Mumbai Metro Lines 4 and 5, and the Cluster Development Scheme are some of the infrastructure developments that have contributed to its development as a center for commercial real estate.
Youth and companies are drawn to Thane due to the numerous ongoing infrastructure initiatives that are enhancing the overall connectivity between the two cities. Thane provides business workspaces, F&B and hospitality, IT and ITES industries, data centers, logistics parks, and high-end retail.
Because of this, Thane has expanded quickly to become a commercial center, with approximately 12 million square feet (msf) of current space and an additional 3.5 msf of planned space. By the end of CY 2023, at least 89% of the 3.5 msf total area is anticipated to be added. In CY 2022, at least 54% of office spaces sold had a carpet area of 10,000 square feet or more, and many corporates and MNCs are moving into the neighborhood.
As a result, prominent national and international companies have chosen to locate their headquarters here, turning it into a substitute CBD. The IT/ITES development hubs of Wagle Estate, Ghodbunder Road, and Thane-Belapur Road are now commercial areas.
In addition, there is a noteworthy upward trend in Thane's commercial rentals, which rose by 26% in absolute terms from Rs. 72 in CY 2017 to Rs. 91 in CY 2022, raising the rental yield from 5.4% to 6.3%. Sales velocity has grown from 291K to 429K square feet, a 47% increase, in tandem with the increase in rental yield.
Thane has become a comprehensive metropolis with everything within 15 minutes thanks to the ongoing rise of its commercial real estate. Connectivity-wise, the trip from Thane to Mumbai, Navi Mumbai, Kalyan-Bhiwandi, and Mira Road-Borivali takes thirty minutes. Furthermore, because of its excellent commercial, healthcare, educational, and retail facilities, Thane has the intrinsic advantage of being the first city in India to provide a true walk-to-work culture as well as walk-to-education, healthcare, and shopping.
Thane has become a real estate hotspot with well-maintained roads and effective rail links to and from Mumbai as a result of this rapid urbanization plan. Thane offers excellent living conditions due to its many amenities, including first-rate hospitals, parks, retail centers, and other institutions, in addition to being a profitable real estate commercial investment opportunity . Thane offers you a range of investment and residential possibilities based on your preferences, requirements, and financial constraints.
