MahaRERA organized a workshop at the same time to assist developers with their queries and worries, encouraging transparency and compliance in the real estate sector.
The Real Estate Regulatory Authority of Maharashtra, or MahaRERA, is going to implement a thorough three-step inspection procedure for housing developments that want to be registered. The objective of this project is to improve adherence and decrease grievances from purchasers.
The organisation intends to strengthen developer compliance and do away with purchaser complaints by instituting a rigorous three-tiered examination procedure for housing developments during registration.
Under this new method, proposals for project registration will be received and thoroughly examined at the legal, financial, and technical levels, each by separate teams. It will guarantee timely project completion and reduce complaints from homebuyers.
The oversight panel stressed that possible obstacles or hazards that may prevent or postpone a project will be evaluated. Getting MahaRERA registration numbers requires strict adherence to specified legal, budgetary, and technological requirements. With the commitment to empowering homebuyers includes this project.
The purpose of the three-tiered inspection method is to thoroughly verify projects and keep them from going into difficulties. The project won't get a registration number if an application doesn't fit MahaRERA's requirements until all rule book requirements are met.
MahaRERA arranged a session with representatives from developers' Self-Regulatory Organizations (SROs) to help developers grasp the new process. A comprehensive presentation has been disseminated via the internet to more than 20,000 developers across Maharashtra.
Legal inspection includes confirming property ownership conflicts, encumbrances, litigations, legal title reports, developers' and directors' Directors Identification Numbers (DINs), as well as their stakes in other projects.
Developers are required to disclose financial encumbrance status, reconcile encumbrance status, submit project data in the financial evaluation, and present asset-based Central Registry of Securitization Asset Reconstruction and Security Interest of India (CERSAI) reports.
To pass the technical examination, developers need to provide layout and building approval plans, project Commencement Certificates (CC), the total number of approved floors and flats, the construction area, and a number of self-declarations. This comprehensive approach aims to ensure the timely and successful completion of real estate developments while safeguarding the investments made by homeowners.
Each project proposal will undergo a thorough evaluation by independent teams focusing on legal, financial, and technological elements under the new approach.
This method will ensure timely completion of the project, thus leading to zero-complaints filed by homebuyers. Any project that fails to meet the criteria in these evaluations will not be registered. Incoming project registration applications will be carefully reviewed at the legal, financial, and technical levels under this new approach.
These enhanced inspection processes are intended to ensure the timely and problem-free completion of projects, with the ultimate objective of having no complaints from purchasers. Projects will not be given registration numbers if they do not comply with MahaRERA's regulations.
