What Are The Steps For Property Registration Using The Bhumijankari Bihar Portal?

What Are The Stamp Duty And Registration Charges In Bihar?
In Bihar, for the property registration the buyer have to generally pay 6% of the transaction value as stamp duty and 2% of the value as registration charges. The buyers can pay stamp duty online in Patna by registering on the official website http://bhumijankari.bihar.gov.in/.

1. For a women buyer, the stamp duty charges would be 5.7% and registration charges would only be 1.98%.
2. For a male buyer, the duty will be 6.3% and registration charge will be 2.1 %.
3. For agreement to sale, the registration fee in Bihar is 2%.

According to the Chapter 2 of the Bihar Registration Act says that the registration of documents has to be done through a computerised process, using software prescribed by the Department of Registration. Here is a list of all the documents that the buyer would need to get a property registered in his name:
• A copy of the sale agreement.
• Map of the plot.
• Copies of the identity proofs of the buyers and the sellers.
• Copies of the PAN cards of the buyers and the sellers.
• Copy of the challan of stamp duty payment.

Minimum Value Register is the value below which a property for sale cannot be sold in a particular state. This value is set by the government and user can get this information on the IGRS portal.
