Step 1: Proceed to the official website of IGRS AP @http://registration.ap.gov.in/

Step 2: On your right-hand side, you can see a list of services from there click on ‘List of Transactions’ to proceed.

Step 3: Now, you will need to enter a few details, such as the district, document number, sub-registrar’s office and registration year, to check the details of a document or layout plots.

How To Search For Encumbrance Certificate (EC) On IGRS AP?
Encumbrance Certificate is an important document and you can obtain it easily online. But sometimes, the server is busy or under-migration, you may not be able to avail of the service and may be required to visit the concerned sub-registrar’s office (SRO), or get the EC through the Meeseva portal.
However, under normal circumstances, you can avail of this service on the IGRS AP portal.
Firstly, to search for an Encumbrance Certificate online simply input details like the document number, house number, or survey number in a revenue village. Then, select the district and location of the SRO, to proceed. For certificates before 1983, you will have to approach the SRO.
Steps To get an EC online on IGRS AP
Step 1: On the homepage of the official website, look for ‘New Initiatives’ under which you will find the ‘Online EC’ option.

Step 2: Now, the next step to proceed is to register yourself and if you do not have a user ID and password or if you are using the portal for the first time. Make sure you register first where you will need to provide details, including your name, password, mobile number, Aadhaar number, user id, password, email address and residential address.

Step 3: Enter the captcha to proceed.
Step 4: If you already have a user ID and password, you can skip Step 2 and login using your credentials and do as directed, to obtain the EC online.

What Are The Steps To Know How To Get A Certified Copy On AP IGRS?
Step 1: Go to the official website of the AP IGRS.
Step 2: Fill the required details, such as the district, SRO, registered document number, registration year.
Step 3: Fill captcha and then proceed to submit the details. After that, you will then be able to get the certified copy.

How To Verify EC Online?
Step 1: On the official website of the IGRS AP, proceed to ‘Services’ and click on ‘Verify EC’.
Step 2: Enter the department transaction ID and click ‘Submit’, to verify.

How to calculate duty fee on IGRS AP?
Step 1: Click on the option to calculate duty fee on AP IGRS.
Step 2: If you wish to understand/calculate the duty and stamp fee in AP, simply choose the nature of the document from the drop-down menu provided.
The Document Could Be Any Of The Following:
1. Sale
2. Mortgage
3. Gift deed
4. Release
5. Partition deed
6. Exchange
7. Power of attorney
Step 3: ‘Minor code’ refers to the exact nature of the transaction. For example, if you choose ‘Partition’, the minor code will have options such as ‘Partition’ and ‘Partition among family members’.
Step 4: Next, proceed by adding the land cost, structure cost, market value and click on ‘calculate’, to get the stamp duty, transfer duty and registration fee.

Steps To Check Market Value On Andhra Pradesh IGRS
Step 1: On the landing page of the official website, on your left-hand side, you will be able to see the option ‘Market rates (Basic Rates)’ mentioned. Click on it to proceed further.
Step 2: You will be directed to the following page with the drop-down menu where you would need to choose whether you are searching for agricultural land rates or non-agricultural property rates, your district, village and mandal.

Step 3: After the selection, you will get the locality-wise unit rates.
What Are The Revision Made In Market Value Guidelines On IGRS AP?
To submit any kind of objection on IGRS AP, you would need to approach the sub-registrar. However, you can download the relevant forms online as well for that all you need to do is choose the district and sub-registrar office from the dropdown menu. Then, just click on the ‘Submit’ button and you are done as the relevant form will get downloaded.
