The RERA Act includes commercial and residential properties from plots, apartments or the buildings. This act was established by the government to safe the interest of the consumers and protects them from any fraud. It comes into force on 1st May 2017 and presently being followed in 14 states and Union territories. It assures on time delivery of the projects and boosts up the confidence and trust of the buyers on the developers. Before starting the project, there are certain approvals to be taken from the authority. It has been made mandatory to avoid any interruptions in the construction project.
The state RERA authority guidelines require all the details about the project by the developer. The RERA number provided has to be mentioned while the sale of any property. This will avoid any mis-leading information and misunderstanding between the purchaser and sellers. In case they are not followed, there will be penalty and compensation on the developers or the agents.

What are RERA benefits for Homebuyers?
In general there are many benefits as per the Real Estate Regulatory Authority.
• All the information about the project has to be visible on the official RERA website and should be up-to-date.
• The builder can only ask to pay for carpet area and not for super built up area.
• The completion of construction has to be done with the 70% of the collected money. So, that the project is delivered on time.
• In case of delay, a penalty of 2% has to be compensated by the developer.
• In case of any defect in the construction by the builder will be held responsible for 5 years.
• Within 120 days, all the disputes must be sorted out with the builder.

RERA Himachal Pradesh Registration Process Fees is as follows:
• Registration made by Agent- Rs. 5000 for individuals & Rs. 20,000 for others.
• Renewal Registration- Rs. 2,500 for individuals & Rs. 10,000 for others.
• Complaint filing- Rs. 500.

Registration Process- RERA project
The registration process for Himachal Pradesh is quite complicated and consumes a lot of time. It has a 7pages form that needs to be filled and uploaded to the official portal with 10 documents. Here, are the steps that you need to follow as a part of process for real estate project registration.
Step 1: You need to visit the HP RERA official website.
Step 2: If this the first time for you, then you needs to register your name as promoter. So, choose “Promoter” from the options.
Step 3: Now, you have to enter details with some documents and select save then to create your profile.
Step 4: You will be on the project registration page. Go to Home and select “Registration” option.
Step 5: Select “Apply New Project” as per the requirement.
Step 6: In a new webpage log in to your Promoter’s account. Then there will be 7 seven pages that need to be filled.

The seven pages are:
• Promoter’s profile- All personal details and other relevant financial details.
• Details of the project- The important details of the project like location, ownership, and size are to be entered.
• Sanctioned project- The sanctioned project details like the type of project, sanctioned plan, stability certificate of the structure, etc.
• Project professionals- The name and certificates of the professionals involved in the project must be entered.
• Civic facilities- The relevant facilities as per the project requirement need to be selected.
• Project Declaration- The verification of the relevant documents is to be done in Form B by Affidavit/Declaration. It is an important page as all the documents need to be verified before the form is submitted.
• Project fee- The project fee is dependent on the size of the area and type of project. The mode of payment is online.
Registration Process- RERA agent
Himachal Pradesh RERA agent registration process is as similar as the HP RERA project registration. But the only difference between the two is that agent registration needs fewer documents and is less time consuming as well.
Step 1: Visit the HP RERA website.
Step 2: Choose “Register” and click on “Agent”. Then you will have to enter the necessary details and log in to complete the process.
Step 3: After logging in you can continue with the registration form. Two tabs Registration and fee are to be filled.
Step 4: Verification of the information is to be done after filling all the required boxes.
Step 5: Cross check the information and select the “Final Submit” option to receive your Real Estate Certificate of Registration.

• Sale Agreement, Allotment letter, Conveyance deed, possession letter.
• Details and certificates of Professionals involved in the project.

• Sanctioned project plan and location plan.
• Himachali Certificate of Agriculturist.
The personal details required are:
• Aadhar number and PAN.
• Annual financial report.
• Bank details
• Passport size photos.
• Ownership document.
• Revenue documents like the non-encumbrances report, demarcation report, and Tatima.
