These two fundamental categories of property classification were established with the establishment of Bruhat Bangalore Mahanagar Palike (BBMP) in 2007. The English term "Account" is translated as "Khata." The BBMP was able to distinguish between properties with abnormalities and properties that were valid thanks to the A and B Khata categorization.
Information including the owner's qualifications, property boundaries, location, carpet area, and built-up space are all included in a Khata Certificate. The Khata document is also used in the state of Karnataka, mostly in Bangalore, for the payment of property taxes.
Khata is a legal document that provides you with all of the assessments of the property in question; it is easy to grasp. It's looked after by the BBMP.

There are two types of Khata, A Khata and B Khata.
A Khata: This document certifies that the owner has paid the BBMP the correct amount of taxes. A Khata indicates that the property conforms with all Bangalore construction rules as well as all government laws. Property owners can apply for bank loans, trade approvals, building licenses, and approval of the building plan for their properties if they have the A-Khata document.
B Khata: According to this document, the owner's Bangalore property is either illegal or in breach of the law. Loans, extensions, and building permissions will not be granted to properties designated under B Khata. Since such property is deemed to be either unlawful or semi-legal, it cannot be sold. Additionally, it can be quite challenging to get water and electricity delivered to a B Khata home. Property that is classified as B Khata can be changed to A Khata by paying betterment fees and other fines.

The title holder must present the appropriate property documents, such as the title deed, the encumbrance certificate, and property tax receipts, to the "Assistant Revenue Officer" or Revenue Officer in order to apply for a Khata. The Karnataka government-approved "Citizens Services Center" is another location where the Khata application can be submitted. To apply for a Khata, you must complete out a form. After submitting the form, you will receive a confirmation.
